Policies and Procedures

 

*Payment

Payment is requested by VISA, MasterCard or Discover.

A deposit equal to 50% of total rental is required to confirm a reservation;

Reservations must be PAID IN FULL at least 30 days prior to arrival.

If reservation is made within 30 days of arrival, full payment is due. Once your rental deposit

Is confirmed, we will secure your vacation dates.

*Security Deposit

Security Deposit liability is $200.00.

Security Deposits ar deferred when paying by Credit Card.  However, the renter is held responsible and their credit card will be charged up to the amount of the Security Deposit.  Reasons for forfeiture of the Security Deposit are listed below.

     *Any abuse, damage or theft.

     *Any indication that a guest has been smoking indoors.

     *Any indication that a pet was brought in the premises.

     * Any need for housekeeping beyond what would be considered “normal”.

You will be informed by e-mail and a phone call as to why and when such additional charges are made.

*Cancellation

Cancellations made 30 or more days before confirmed reservation date will receive full

Refund/credit less 10% of Total Rents Due.

Cancellations made less than 30 days before confirmed reservation date , we have the right to

Retain all funds ( except refundable security deposit and cleaning fee) at our discretion.

Refunds for uninitiated stays, if any, will be based upon our best efforts to re-rent the property for the same period.

CHRISTMAS AND NEW YEAR CANCELLATIONS:  TWO NIGHTS RENTAL DEPOSIT IS NOT REFUNDABLE ON ANY CHRISTMAS OR NEW YEARS RESERVATION CANCELLATION.  THERE WILL BE NO REFUND MADE ON CANCELLATIONS AFTER NOVEMBER 1ST.

*Check – In

Check in is at 4:00 PM.  Early arrivals MUST be arranged in advance.

*Check – Out

Check-out is at least by 10:00 AM. A late check-out without previous approval could result in an additional charge.  Late check-out MUST be arranged in advance.

*Smoking

This is a NON-SMOKING   property!  Smoking is prohibited inside the home.  Smoking may be permitted on the deck or porches outside.  There are times however that city ordinance may not permit any type of outdoor fire including smoking outdoors , please check the fire restrictions at the time of your visit at:  http://www.ruidoso.net/forestconditions

*Additional Guests

You must state the number of guests (adult  - 12 & Older) and children (infant to 12) when making your reservations.  Should the number of guests increase after reservations are made, you are expected to inform us.  Failure to observe this requirement will result in forfeiture of your security deposit.

*Alterations

No alteration or addition to the property shall be made by any guest.  This includes moving furniture around in the home.  If housekeeping has to move furniture back to its proper place you will be charged an additional fee.

*Refuse

All refuse must be put in secured plastic bags and placed in the dumpster facilities.  Due to the black bear population, please do not put trash or food outside the house or in your vehicle, for more information see:  http://www.ruidoso-info.com/natforest/nmbears.html

*Upon Check-out

All Guests are to place all soiled linens (bed linens that have been slept on, used towels, kitchen towels, etc.) and place them in hallway in front of washer.  Place all dirty dishes in dishwasher and start the dishwasher (detergent is located under the kitchen sink).  Please remove all trash and place in dumpster at the time of your departure.  Failure to do so will result in additional fees that will be held against your security deposit.

*Cleaning Fees

There is a standard cleaning fee of $75.00.  Additional charged against the tenant’s security deposit will be charged if our cleaning service finds any breakage, damage or excessive wear and tear of normal use.

*Conduct of Children

Parents are responsible for the general conduct of their children at all times. Damage to the real property or personal property at the home is the responsibility of the parent.
